DAVID C. LOME INTERNATIONAL, LTD. Architects - Engineers - City Planners United States - Middle East Architecture & Engineering Architecture is both art and science. It is the profession of creating three dimensional spaces to serve a client's needs. It is the method of taking those dimensional spaces; and therefrom creating excitement, beauty, and environments. It is the study of how people work, live and play. It is the study of defining space, organization, form, closure and non-closure, circulation, proportion and scale, planes, grids, transformations, shade and shadows, rhythm, symmetry and hierarchy. It is certainly all of the above but it is so much more. It is the science of engineering materials to function as structural, acoustic, visual, and electro-mechanical elements. It is the science of taking material elements and makes them user friendly and making them affordable. It is the science of selecting the appropriate materials to do the best job for the longest period of time. It is the science of selecting and planning a type of construction that will be affordable and buildable. It is the understanding of the financial markets and the sales tools the developer or owner needs. It is a clear understanding of the limits of the construction abilities and processes. It is the legal ramifications when materials fail and people become ill or injured. Our Services Our Architects must understand the Client's desires, the site restrictions, the Building Fire and Health Code restrictions, the building process as well as the engineering of each material selected. He must understand the public perceptions as well as building cost and legal ramifications of his decisions. This is probably in the final analysis the most important area of Real Estate Development and Construction. The Architect by his designs will affect the way people use the structure, purchase and finance the Building(s) and leaves a visible legacy of the quality that we portray. Our Architects will spend about 40% of their time designing the Building(s). An additional 55% will be spent detailing his designs in the form of Construction Documents. These are the blueprints that the contractors estimate their costs and their profits and build the Building(s). The remaining 5% of our Architect's time is spent reviewing shop drawings prepared by the specialist in contracting and periodic visits to the site to ascertain the amount of payouts to each trade and the conformity of the completed work to the Construction Documents. Architectural Design David C. Lome International Ltd., Architects begin their work by understanding the Client's needs. This process is exhaustive and is called programming. It may take countless hours to define the exact needs of each Client. The end result of this will be a few typewritten pages of the names of various spaces, room square footage and relationships to other functions. Our Architects will complete a preliminary code search to determine the needs of the community and the various building code enforcement requirements. From this programming we will begin the actual design of the structure. Zoning approvals will be obtained at this time as well a Sanitary District and other Approvals will be applied for. Pertinent Site Information Each construction site has numerous variables that must be addressed by the Architect. Soil Conditions, Land Contours, Code Restrictions, Traffic Flows and the Impact on the surrounding neighborhood are just a few of the variables. This information is obtained from other professionals who are hired by the Owner. Schematic Design Once all the pertinent information has been obtained our Architects will design the building. This takes time, and energy. Floor Plans, Elevations and Renderings are prepared for the Owner's approval. Upon acceptance a meeting with the local Building, Fire, and Zoning officials is arranged to discuss specific requirements. From this a further more detailed design is created in which preliminary costs can be obtained. This second phase is know as Design Development. Many of the specifics to the project are delineated and alternatives can be addressed. From our Architect's preliminary sketches, artists' renderings or models can be completed and sales and leasing information can be generated. Preliminary financial planning and the inevitable search for financing can be begin. Construction Documents The Construction Documents are the instruments that all legal and building decisions are based. These are comprised of Plans, Elevations, Sections, Details, Door and Window Schedules, Reflected Ceiling Plans, Interior Elevations and Sections, Structural Drawings, Mechanical, Electrical, Plumbing, Site Engineering Drawings, Landscape Plans, Furniture Layouts, Written Specifications and a host of other drawings and details. Once these Documents are completed, the Client and Architect may then select contractors to bid and perform the work. He then will be able to obtain the required Building Permits and Financing.
